The Ince Factory: Apartments and Retail for the Ouseburn

The potential of the Ouseburn Valley in Newcastle has long been recognised.  The area has established itself as a base for artist studios, music, crafts and other creative industries.  It has gained great cultural significance and consequently has become increasingly sensitive from a planning perspective.

Located in the centre of the Valley, this tight urban site had proven problematic and has a history of failed planning applications by others.

In this successful scheme, emphasis was placed on finding a contemporary architectural expression that fitted well into the unique character of the Valley.  Studies were made of its history and industrial heritage, and the elements that made the strongest contribution were reinterpreted using contemporary forms and materials.  The aim was to establish a synergy with its setting and to forge links with its history.

Elevations are expressed in mass brickwork, solidly planted and articulated with deeply recessed windows.  Areas of metal cladding and cast glass carry the industrial aesthetic further, providing opportunities for composition that contributes in breaking down the mass of this 4000m2 building.

Generous study bedrooms were arranged in clusters, which follow the perimeter of this triangular site.  Consequently the plan opens out to create a dramatic atrium, used principally for circulation and drawing natural light into the heart of the building.  Lettable commercial space is located at the lower ground level, bringing activity and life to the street frontage.

The scheme achieved planning approval but was never constructed.
